Conveyancing costs – Your quote, explained

When choosing a Solicitor to act for you to buy or sell your house, it is important to be fully aware of the conveyancing costs associated from the start of the process – so there are no surprises at the end when it comes to complete and settle the account.

Conveyancing costs for buying a property

On a purchase, you can expect to be charged a professional fee which will include:

  • Investigating the title and raising enquiries
  • Reviewing and reporting out to you on searches and contract documentation
  • Reviewing your proof of funds to comply with Money Laundering Regulations
  • Dealing with your lender (if you are having a mortgage) which will include
    • Reviewing the offer
    • Satisfying all conditions
    • Applying for funds when your file is ready to complete
    • Ensuring funds are received in time to ensure there are no unforeseen delays on completion day
  • Fulfilling the post completion requirements with the Land Registry
  • Submitting the SDLT return to the HMRC

There may be additional charges if the property is Leasehold, as further legal work will need to be carried out to ensure the requirements of the lease are complied with.

Some firms charge a fixed fee for their legal services, whilst others provide a standard fee and will add on additional fees depending on if you are having a mortgage, SDLT requirements and post-completion administration. When obtaining a quote, it is important to ensure that your Conveyancer has accounted for all the work required, and if they do charge additional fees, that details of these are provided to you at the time quote is given.

There are also payments made to third parties which should be detailed on your quote, as your Conveyancer will pay these on your behalf. They have no control over these figures – they must be paid regardless of which firm you choose to use. These include:

  • Stamp Duty
  • Land Registry Fee
  • ID Checks
  • Lawyer Check
  • Lender Fee
  • Land Charges
  • Bank Transfer Fees
  • Search Fees

Conveyancing costs for selling a property

When selling a property, the fees charged will include:

  • Issuing the draft contract papers
  • Dealing with enquiries
  • Applying for a redemption statement should you have a mortgage registered against the property

There are also third-party payments to be made, which include:

  • Land Registry documents
  • ID checks
  • Bank fees to redeem your mortgage (if applicable)

If you are due funds, you may also wish to consider how you would like the payment to be made. You can opt for same-day transfer into your bank account, and most firms will charge for this. Alternatively, you can request funds are sent to you by the free transfer service at no cost to yourselves – however, this will take 3 working days to show in your account.

The quote provided is based on a straightforward conveyancing transaction. There may be additional work that your Conveyancer will have to undertake which they were not aware of when your quote was given that may incur additional conveyancing costs. This should always be discussed with you prior to any work being undertaken.

We would advise you to obtain a completion statement and draft invoice early in the transaction so that you are fully aware of the costs.
